Three decks facing backyard. A private paradise hidden in the heart of the Texas Capitol. Deer roam the yard. Property is over 36,000 sq ft. includes wet-weather creek. Large Kitchen with all stainless steel appliances (coffee machine, water cooker, microwave, small toaster oven, rice cooker ...). Wine-cooler. WI-FI high speed internet. Netflix streaming enabled 60" hdtv. Very very quiet at night. We recommend 4 couples to stay here. The entire house is four very large bed rooms, extra bed room/office with a bunk bed. Large living room, dining room, kitchen with dining/breakfast area. Easily accommodates very large groups. There is a large bath with tub and sink in addition to the 4 full baths (each w/ shower + toilet) Up to 8 parking spots available along the street of property. Washer and Dryer available! Very very quiet ! Please no parties/events (especially outside) and please do not bring anyone else on the property. Smoking only outside please - please dispose of properly. Only allow booked guest are allowed on the property. Please observe House Rules.

Please only book if you intend to honor the House Rules. Airbnb standard policy: Events or Parties are NOT allowed. Only Airbnb guests are allowed on the property, no under-booking or Events. No excessive Noise outside, this is a residential neighborhood. No music outside after 10pm please. Check-out at or before 10:00AM. Cleaners are on a schedule to reset by 4:00PM. 1 hour grace period, then $100 for each started hour post check-out. PLEASE MAKE SURE ALL DOORS & WINDOWS ARE CLOSED BEFORE LEAVING. ONLY booked guests are allowed on property: $500 fine. ABSOLUTELY no smoking: $500 fine. Only vehicles 5k lbs or LESS are allowed in drive-way. NO work on vehicles on property: $500 fine. If illegal drugs are left behind, a deep clean is needed and we sur-charge $500.
